Rental Market Update, Fall 2026
Vacant properties are a challenge because the rental market remains very slow. Rental supply is high, and it's hard to attract well-qualified “A” quality applicants. That said, Tiner Properties still rents about 2 homes a day to well-qualified applicants. The Tiner portfolio of nearly 1,400 homes tends to have 30-60 vacancies at any given time - and about ½ of those are brand new accounts that have never been rented yet.

Here is Tiner’s vacancy data for the past 5 years. Keep in mind that 2021 was the last “hot” rental market when we had multiple applicants the first weekend most properties went on the market. In 2022, interest rates doubled, slowing the sales market and pushing many sellers into rentals. That fresh supply of rentals significantly increased vacancies, days on the market, rent reductions, and long vacancies.

- Long-term Vacancies (purple): We consider any vacancy over 45 days a long-term vacancy. In 2021, we had zero long-term vacancies. Since 2024, nearly 10% of all our vacancies go over 45 days before renting.
- Days on Market / DOM (green): While our average DOM has been improving the past 3 years, that is more of an indicator of our leasing efforts, keeping tenants on renewed lease terms, and earlier price reductions than the rental market improving.

- Showings (orange): Perhaps the most significant change in our slow market is showings. Showings per property per week have dropped to 3 in 2026. That is about ½ of what it was the past 4 years and 1/4th what it was in the hot rental market of 2021. This drop-off in showings would be even more significant if we didn't utilize the new technology that safely allows self-showings.
Tiner Data Mirrors National Vacancy Data
Tiner Properties always outperform the local market. While our vacancy factor has run about 2% the past several years, Sacramento vacancy rates are 4-6%. Nationally, the statistics are even worse at 7.3% according to RentEngine's 3rd Quarter report. Other national trends mirror the Tiner data: showings are down, days on market are up, and price reductions are up. 41% of all rented properties required at least 1 price reduction to rent. One interesting graph in the national RentEngine compared DOM (Days on Market) to price reductions:

The moral of the story: Price the property to attract a great applicant from the beginning and avoid the long vacancy periods.

Is the Rental Market All Doom and Gloom? No!
- Landlords selling their investment properties are up significantly this year. That is reducing rental supply and will eventually create more scarcity, shorter vacancies, and higher rent demand.
- As slow as the rental market is, Tiner Properties is still renting nearly 2 homes a day.
- 98% of the homes we manage are currently rented.
Action Points For Landlords With A Vacancy
- Put effort into setting the right price on Day 1. Our team can help with this.
- Make aggressive reductions quickly. If you do not get good results on a new listing, make aggressive reductions in the asking price so “A” quality applicants will recognize the good value and apply for your home.
- Allow self-showings. New technologies make it quite safe. Properties that allow self-showings get shown 30% more and rent about 30% faster than properties that only allow in-person showings.
- Consider allowing pets. 70% of all prospective tenants have pets now. “Pet policy” is the number 1 text search, according to RentEngine AI texts.
- Prioritize price reductions over move-in specials. A $100 rent reduction works better than $1200 off the second month’s rent.
- Be aware of the annual rent cycle. Thanksgiving to New Year’s is the slowest rental season. Adjust pricing most aggressively during this time.
- Listen to your Executive Property Manager's advice. They rent homes every day and know the market. Don’t be seduced by what you hope the market rent would be—it is a horrible time to try to “stretch the market”.
