  • When is my rent due?

    Your rent is due on the 1st of every month.

  • How can I pay my rent?

    After your first month's rent (which must be in the form of a cashier's check or money order payable to Tiner Properties) you may pay your rent online through your tenant portal. If you are using your checking EFT it costs nothing to pay online! You may also mail your payment or bring your payment to our office. No Cash is accepted.

  • I need maintenance. Who do I call?

    You may submit maintenance requests online through your tenant portal. For urgent requests requiring immediate response call our maintenance call center at (916) 974-6000 option 2. They are available 24/7.

  • Am I required to have renter's insurance?

    Yes, your lease states that each tenant must obtain renter's insurance with a liability coverage of $100,000 (or $500,000 if there is a pool) and provide proof of insurance to Tiner Properties. Adding Tiner Properties as an interested party to your policy will relieve you of having to update your insurance each renewal. Your insurance company will do that for you!  Should you fail to provide proof of insurance coverage, Tiner Properties shall add a Landlord Limited Liability Policy at a monthly cost to you of $9.50 per month.  

  • Can I make changes or alterations to my property, such as my own repairs or painting?

    Your lease states you may not make any changes or alterations to the property without written consent. You may be responsible for any costs to return the property to pre-rental condition if changes are made without written authorization.

  • Can I install a satellite dish or cable?

    You must receive approval, in writing, from your property manager before installing dishes or cable. Properties in Homeowner Association communities may be required to obtain approval from the HOA prior to installation.  You may be required to remove the dish or cables upon vacating the premises and returning it to the condition received.

  • I need to move early and break my lease agreement. What do I need to do?

    You will need to notify your property manager and complete a break lease form and notice of intent to vacate. It is in your best interest to have Tiner show the property as soon as possible to minimize your costs. You may provide a key for us to show anytime, ask us to call first and then show, or show by appointment.  A tenant who breaks their lease is responsible for rent payments until rent starts with a new tenant, or through the balance of the lease, as well as costs incurred to rent the property such as Tiner's rental fee of 1/2 of one month's rent, advertising, rekeying the property, utilities and yard and pool maintenance (when applicable). It the total cost of renting the property is more than the rent balance of the lease term, you would be charged the lower amount.   

  • My lease is ending and I've decided to vacate. What do I need to do?

    You can submit a notice to vacate through your tenant portal, or print and complete the form found under tenant on our website. You will receive a letter and email acknowledging receipt of your notice and instructions on the next steps.

  • When will I receive my security deposit refund?

    You will receive your refund and/or an accounting of any deductions or good faith estimates within 21 days of returning the possession (keys to our office). 

  • How can I receive all of my security deposit back with my refund?

    Return the property in the condition received, normal wear and tear excepting. Read the notice to vacate letter we have provided you for best practices to obtain your full deposit refund.
