Our average employee has worked at Tiner for 19 years. Of our 13 full-time professional employees, 9 of them started at a part-time entry-level position and have worked their way up. We have deep appreciation for our entire staff and feel blessed to count them as part of our family.

Meet The Tiner Residential Team


John W. Tiner

John is Owner and CEO of Tiner Properties – a full service residential property management and real estate sales company.

    Tiner Properties is a 3-generation family business – started by his parents in 1976.


    John joined the family business in 1987 and has grown the company from 40 rentals to well over 1000 currently. John has earned the designation of GRI (Graduate of Real Estate Institute) and is an Outstanding Life Member of the Masters Club.


    With nearly 4 decades of experience, John has become an expert in all aspects of property management, investment properties, and real estate sales. John regularly testifies as an expert witness in court as to rent values and has been a continuing member of NARPM (National Association of Residential Property Managers) since 1994.


    As CEO, John maintains the Tiner culture of respect, professionalism, and excellence within his team, signs up new accounts, and sells investment real estate. He spends a considerable amount of time reading legal blogs and developing best practices for the management team. John is a regular guest speaker for Realtor and Investor groups sharing his expertise with other Real Estate professionals.


    John especially appreciates being able to work with both his parents, grown children, and his wife, Jenny, in the family business. When he is not working, he enjoys traveling, spending time with his grandchildren and twin step-sons, woodworking, and playing racquetball.

Krystal Tiner

Cal BRE# 01876943

Krystal began her career in property management in the Residential Division of Tiner Properties in 2009.

    Krystal learned all aspects of the business (reception, administrative assistant, accounting, leasing, assistant property manager) before becoming a licensed property manager in 2010. Krystal continues the tradition of providing a high level of customer service as a Residential Property Manager with her own portfolio. She is also an industry leader and serves as the President of SacNARPM (National Association of Residential Property Managers). When Krystal is not working, she enjoys spending time with her family outdoors on the river or camping.

John L. Tiner

John is the founder of Tiner Properties, he and his wife Sheri began managing property in 1976.

    He has always been a top producer in Real Estate sales which is his area of specialty. John is a Life Member of the Masters Club which is held by less than 2% of all the Realtors in the Sacramento Association of Realtors. John is an expert negotiator a skill that saves his clients lots of money! Most all of his business is repeat and referral business and has been for many years happy clients just keep coming back and telling others about him. In his spare time he loves to play golf.

Sheri Tiner

Sheri was the cofounder of Tiner Properties with her husband (John L Tiner, Sr) in 1976. Sheri is multi-talented and knows all aspects of property management; however, her forte is meticulous bookkeeping.

    Everyone who works with Sheri finds it amazing that she can accomplish all she does, as well as she does, with a smile and such genuine peace and kindness. She is a joy to work with. When she is not working, she loves to spend time with her family (maybe that’s why she works with so many of them too), and 2 dogs – Brook and Sierra.

Susan Runkle

Susan has 3 decades of experience in property management and excels at a variety of skills that make an expert property manager and sales agent.

    Susan's skills include great judgment, a strong work ethic, the ability to handle multiple tasks at once, a thorough understanding of real estate law pertaining to property management, and a strong knowledge of construction and maintenance. She has a talent for understanding both sides of a situation while keeping the client’s best interest in mind. She currently is co-manager of the residential division and mentors the property managers and bookkeeping staff. Recently, she has joined the Tiner Real Estate Team as the Buyer’s Agent Specialist. While not working, Susan spends her time enjoying the outdoors and her pets.

Jenny Tiner

Jenny has been in the real estate & property management industry since 1997, specializing in selling residential real estate since 2004

    Jenny (John Tiner’s wife) has been in the real estate industry since 1997 but her love of investment real estate started when she bought her first duplex at the age of 19.


    She worked as a Transaction Coordinator for a local Real Estate office with over 80 Realtors while obtaining her Bachelor’s degree in Marketing from Sacramento State. Jenny began her professional work life reviewing contracts for Hewlett Packard. Having twin boys changed her life when she got her real estate license in 2004 which allowed her more flexibility to be present with her growing twins. She continued to grow her real estate portfolio purchasing (and managing) multiple income properties and gained experienced flipping houses as well.  


    In 2009, Jenny started working at Tiner Properties. She has successfully helped over 400 Buyers, Sellers and Investors with their real estate needs. Her Outstanding Life Masters Club designation places her in the top 2% of all Realtors. Jenny knows what it takes to market homes in the most appealing way with an ever changing online market presence including great photographs, attractive property descriptions and great marketing strategies. Jenny is an expert negotiator and fantastic communicator and keeps clients well informed throughout the entire marketing and escrow process. Her clients always receive an extremely high level of experience and professionalism. Jenny is also a vital member of the Tiner Leadership Team as a Business Development Manager and Operations Specialist.  


    When Jenny is not working, she enjoys traveling, living an active lifestyle (Peloton champion), spending time with her husband & game nights at home with her twin sons.



Mike Downs

Mike Downs has extensive experience with residential inspections. His background in mechanical engineering and hundreds of inspections, brings a wealth of knowledge to the team.

Holly Jones

Holly joined the Tiner team in 2013 in the Residential Division as the front desk receptionist and moved up quickly due to her great skill set and work ethic.

    She was promoted to the Leasing Department,

    where she used her customer service and communication skills on a daily basis. Holly soon advanced to assistant property manager and mastered the property management accounting system. She uses her knowledge of property management in her position of Residential Accountant. Holly is dedicated and organized in her work and always keeps a smile on her face.

    In her spare time, she enjoys being a twin mom, a loving wife, and a Disney enthusiast.

Amber Van Tassel

Amber joined the Tiner team in 2006, after already working several years in the real estate industry.

    When Amber is not working, she enjoys her family, great friendships and love of her beagle.


    Amber specializes in the 80 Corridor from Lincoln to Roseville to Natomas. 

Aubriana Nash



Aubriana joined Tiner Properties as a residential receptionist with a solid background in customer service.

Melissa Watermolen

Melissa joined the team in 2001 as a maintenance coordinator. She now is an expert property manager with her own portfolio.

Alexis Watson

Alexis Watson joined Tiner Properties and brought with her a breadth of knowledge in the field of property management, from customer service to maintenance, dispatch to assistant portfolio manager.

Amy joined Tiner Properties as with a solid background in customer service and has risen to book keeper and administrative assistant.

Rosalyn McCarty

Rosalyn McCarty has been a part of the Tiner team since 2005. She is now our expert leasing agent, and master of application processing.
